Fall Real Estate Market: Time for a Pricing Reset

As we move into the fall real estate season, one trend is standing out: homes that have lingered on the market for months—some dating back to early 2024—are overdue for a pricing reset.

Earlier in 2024, many properties hit the market priced with expectations rooted in the post-pandemic boom. At that time, interest rates were high but fluctuating, and sellers hoped that spring and summer would reignite buyer demand. Today, the story is different. Listings that haven’t sold are now sitting stale, raising red flags for buyers and weakening sellers’ negotiating power.

Many sellers are still holding on to last year’s valuations, but the reality is clear: the market has shifted. Adjusting list prices is no longer just a suggestion—it’s a strategic necessity.
